Central building control systems visualise technical processes in buildings. They collect data at the controllers (DDC automation stations) and at the field level, and present as graphical information so that it is easy to understand. Data which is typically recorded and archived can be data on operating states of system components, measurements, such as temperature measurements, and set-point values. Autonomous systems (fire detection systems and lifts, for example,) can also be integrated. Today users often install such systems on a separate server within their own network - which means that somebody has to buy a software licence and users have their “own” system. Software as a service - or SaaS in brief - as cloud-computing is a forward-looking technology and solution which is now put to use in central building control systems in conjunction with the communications standard BACnet. “Building Control System as a Service” is a business model which no longer relies on the selling of PCs, servers and BCT-software to users, but charges them instead for their usage. As users avail themselves of this service they no longer have to pay for IT infrastructures. Data as well as systems are accessed through a network, such as the internet, for example. Building control technology is made available in the form of a service which can be used dynamically (processing power, data storage, turnkey software and application) – the term we like to use for it is virtual control technology. Provided that the necessary access rights have been granted, systems can now be run and monitored from anywhere in the world. Being everywhere. Without having to be everywhere. Communication between automation stations and the control room is based on the BACnet-protocol. Additionally, existing systems can be directly connected using a BACnet-router or –gateway. There are also accessing components for the internet, intranet, mobile service and telephone network. Sophisticated firewall concepts and access authorisation systems guarantee highest security levels. Benefits /Advantages: Users have the whole range of functions of the BCT system directly at their disposal, regardless of the location of their workplace, and thus complete oversight of all systems. The data can be used to extract individual analyses and reports on energy performance. By comparing different properties targeted measures can be taken to cut energy consumption. Weak spot analyses and optimisations are made very simple indeed. Virtual control technology allows manufacturers to render new and improved services which are also more cost-efficient. Remote maintenance saves costs and increases productivity. Test carried out by the VDMA have confirmed that by switching to more efficient remote service solutions up to 60 to 80% of all servicing expenditure can be saved. For billing the data quantity and type of access is used as the basis (DSL, mobile service or telephone network). This way capital tie-up is minimized and unpleasant surprises regarding the cost of new soft- and hardware can be avoided. All costs are transparent. The system is scaled to the requirements of the users who no longer need to worry over such things as system maintenance, software updates or functional reliability. The platform is operated on selected and secure computing centres with guaranteed 24/7 availability.
